The Town of Phillipsburg has amended a portion of its redevelopment area to accommodate a “modern use” that keeps growing and growing in popularity.
Lawmakers voted unanimously to change the permitted uses in the town’s District 1 Riverfront Redevelopment Area at One Riverside Way to include Class 5 cannabis retail at Block 201, Lot 9 on Wednesday.
The site is adjacent to Invertase Brewing and the USALCO chemical manufacturer and warehousing company, property records indicate. The building is the former Everything and Anything liquidation store that abuts Third Street.
Only industrial uses are permitted within the Riverfront Redevelopment Area zone, although exceptions include existing multi-family homes with direct waterfront access and townhomes fronting Broad Street that comprise the area.
“The intent of this district is to relocate businesses that have operation needs that cannot be properly met at their current location,” the ordinance says, “and to introduce a new residential component with associated structure or surface parking.”
The town would not confirm the exact reason for the amendment or who the future tenant might be on Wednesday night.
“We have been approached by multiple people who are interested in the opportunity to open a dispensary in town,” Mayor Randy Piazza confirmed.
More of Phillipsburg’s existing ordinances would need to be amended in order to allow another cannabis dispensary to operate in the town. Only The Apothecarium can sell cannabis in Phillipsburg under the current law.
